The 7-Point Autumn Roof Check Every Homeowner Should Make

Scottish roofs work hard.

Wind, rain, frost and rapidly changing temperatures can all take their toll. Autumn is therefore an ideal time to check your roof before the worst of the winter weather arrives.

The good news is that you don’t need to climb onto your roof to carry out a basic inspection. Many early warning signs can be spotted safely from ground level or from inside your home.

Here are seven things worth checking.

1. Look for slipped or damaged tiles and slates

Stand back from your property and look carefully at the roof.

Missing, cracked or slipped tiles and slates can allow rainwater underneath the roof covering. What starts as a small problem can eventually lead to leaks, damp timber and damage inside your home.

Pay particular attention after periods of strong wind.

2. Check the ridge and roof edges

Ridge tiles run along the top of your roof and are particularly exposed to wind and weather.

Look for tiles that appear loose, uneven or damaged. Also check the edges of the roof for anything that looks out of position.

Problems in these areas are best dealt with before winter storms arrive.

3. Inspect your gutters and downpipes

Autumn leaves, moss and other debris can quickly block gutters.

When rainwater cannot flow away properly, gutters may overflow and water can run down walls or collect around the roofline.

Check that gutters appear clear and that downpipes are flowing freely.

If you notice water pouring over the side of a gutter when it rains, there may be a blockage or another problem that needs attention.

4. Look at flashing around chimneys and roof joins

Flashing helps prevent water entering where different parts of the roof meet, particularly around chimneys, walls and roof windows.

Loose, cracked or damaged flashing is a common source of leaks.

From ground level, look for anything that appears lifted, missing or out of position.

5. Watch for moss and debris

A small amount of moss is not necessarily a problem, but heavy growth can retain moisture and interfere with drainage.

Moss can also break away and find its way into gutters and downpipes.

If there is significant growth on the roof, it is worth having it professionally assessed rather than attempting to remove it yourself.

6. Check inside your loft

Some roof problems are easier to spot from inside.

On a dry day, look around the loft for:

  • Damp timber
  • Water stains
  • Discolouration
  • Mould or condensation
  • Daylight showing through where it shouldn’t

A musty smell can also indicate excess moisture.

Checking your loft after heavy rain can sometimes reveal problems that are not visible from outside.

7. Check fascias, soffits and roofline

The roof itself is only part of the system protecting your home.

Take a look at fascias, soffits and guttering for cracks, loose sections, peeling paint or signs of rot.

Keeping the whole roofline in good condition helps rainwater move safely away from the property.

Fix small problems before they become big ones

Roof damage rarely improves on its own.

A slipped slate, blocked gutter or small area of damaged flashing may be relatively straightforward to repair. Left through a wet Scottish winter, the same problem could lead to water damage and a much larger repair bill.

Autumn is therefore one of the best times to give your roof a basic health check.

Most importantly, don’t climb onto the roof yourself. If you spot something that concerns you, have it inspected professionally.
