Flat roofs are normally found on garages, dormers and extensions of properties. Flat roofs tend to have quite a bad reputation for leaking, however, this is often more likely down to the flat roofing materials getting in to the wrong hands and being poorly fitted and finished.

There are various flat roof coverings including built up torch on felt roofing, EPDM rubber flat roofs, GRP flat roofs and less common green flat roofs.

Our preferred method of flat roof systems is the built-up torch on felt roofing system. The reason for this is it’s tried and tested, and we also have very skilled roofers in this discipline.
One of our fully qualified BUFR roofers was a finalist at the UK championships after being in the top 10 roofers in Scotland at the Scottish championships.
Torch on felting is a highly skilled and detailed practice and we are proud to have a number of skilled roofers in this area. We use IKO protorch felt system which comes with a 20 year insurance backed warranty ensuring your long-term peace of mind. We have all relevant insurances to be using flame at height which is an expensive insurance to obtain and often the reason other roofers opt for one of the rubber, single ply or grp roof systems where the same level of cover is not required.

The Flat Roof Process
The process of replacing your flat roof will begin with scaffolding going up a few days before the project starts (if required), in some instances we will only require edge protection on our flat roof jobs, but we will advise you at survey stage. We always use trusted, insured and qualified scaffolding companies and hold all their relevant insurances and qualifications on file.
Our skilled flat roofers will then arrive on site and take delivery of skips and materials to ensure they are in the right place for the project and to help protect your belongings, putting down boards or coverings to limit any damage to your grass or driveway.
Our roofers will set up their hoisting equipment and will then strip off the old flat roof coverings back to the timber deck. At this point they will inspect your boards and a decision will be made if they need replaced or not. If the boards are deemed to not be salvageable, we will remove them back to the trusses and dispose of old tiles and other associated materials to the skip.
As our skilled flat roofers go they will replace your old redundant boards with new 18mm OSB ply boards and ensure your roof is made watertight by fitting torch-on underlay. Our roofers will only strip the roof in manageable sections depending on the size of your flat roof so there isn’t any unnecessary risk of letting water in during the installation.
Once the flat roof is all stripped and re-boarded our skilled flat roofers will fit the vapour barrier layer which is nailed to the boards then insulation boards will be fitted if relevant to your flat roof. Insulation is usually required in lived-in spaces, but not as common in cold spaces like uninhabitable garages.
Next, we are on to the 2mm torch-on underlay layer, which will be torched-on to the roof using technical torch-on techniques, ensuring all laps and seams are sealed with tar.
Then, it is the final layer of black mineral torch-on capsheet. Again, this is laid using the proper torch on technique ensuring there is an adequate bleed of tar at all seams. The perimeter of flat roof will have a black mineral torch-on capsheet drip edge to ensure full flat roof area is complete and sealed for a 20 year warranty.
Once the roof is complete including any associated lead flashings and any Velux windows we are then ready for the final clear up. We will clean down the roof, scaffolding and your garden and dispose of any waste. Once our contracts manager has signed off your new roof, it’s time for our back office support team to instruct the uplift of the skips, removal of the scaffolding and then we pop back for a final clear up to ensure your garden is as clear and tidy as possible. We will always aim to give you your garden back the way we found out it.
